Review Your Inspection

Agreement It is very important to thoroughly review your home inspection agreement before signing. Please take the time to ask any questions you may have prior to the start of the inspection. The inspection agreement must be completed prior to the start of the inspection to ensure everything proceeds smoothly.

Day of the inspection

We try to get our clients to come towards the end of the inspection to allow our inspectors to focus.  Also, we contact our customers with a brief overview after the inspection to go over the highlights. 

Plan on Attending the Inspection? Our inspectors are very thorough and systematic, carefully examining all aspects of your home. To ensure they can perform their work efficiently, it is important to allow them to conduct the inspection without distractions. If you would like to be onsite during the inspection, we recommend arriving during the last 30 minutes.

Please inform your inspector if you plan to attend, and they will contact you approximately 30 to 45 minutes before finishing. 

Your Report

At the end of the inspection, the inspector will provide a brief overview of their findings.

We then work on the report and have it published within 48hrs.

Buying or selling a home can be a stressful experience, but we’re here to ensure you know what to expect during your home inspection.

A home inspection includes checking for any structural issues such as foundation cracks, roof leaks, plumbing issues, electrical wiring, heating/cooling systems, insulation, windows, doors, chimneys, etc. Depending on how big the property is, a home inspection typically takes around 3.5 hours on average.

Ensure all inspection points are free from clutter, including any closets that might lead to a crawlspace or attic, and clearing some space around your home’s perimeter. It’s also important to check the functionality of all built-in appliances, electric, and gas. If you don’t plan to attend the inspection, make sure your inspector has access to the home, and all pets are properly contained or moved.

A home doesn’t pass or fail an inspection. Instead, we use a system of blue, orange, and red to highlight comments and help our clients See below for what we have in our reports.
In most cases, there will be concerns marked on your home inspection report, but these are strictly informative.

While you can legally skip a home inspection in many cases, doing so could mean you may end up buying a home that has major issues that need to be fixed.

Inspections are conducted independently, and our company does not offer or provide repair services on properties we inspect, in line with our internal ethics policy.

As a matter of company policy, we do not perform repairs on any property that we inspect for a minimum of one year following the inspection. In practice, we generally do not perform repairs at all, even after that one year period. This policy is in place to maintain independence, objectivity, and trust with our clients.

A home inspection can affect appraisals for two reasons: 1) The inspector may find something wrong with the property that would lower the value of the home, 2) The inspector may find things that need repair which could increase the value of the home. If the inspection finds issues that require repairs, then the seller has to decide whether they want to fix them themselves, or hire someone else to do it. If the buyer wants to purchase the home, he/she must be willing to pay for those repairs.
